What an EICR Actually Is

An EICR Is the MOT for Your Leeds Property's Wiring

An Electrical Installation Condition Report is a structured inspection and test of every fixed circuit in your property: the consumer unit, the wiring, the sockets, the lighting, the earthing and bonding, the protective devices. A qualified inspector tests each circuit, records the readings, and issues a written report with photo evidence and a clear satisfactory or unsatisfactory outcome.

For Leeds landlords it is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Every tenancy needs a satisfactory EICR, renewed every five years and at a change of tenancy where deterioration is possible. For homeowners it is recommended every ten years, and increasingly asked for by buyers and mortgage lenders on older Leeds properties.

Leeds City Council enforcement. The council can issue penalties of up to £30,000 to a landlord in breach of the Electrical Safety Standards, with higher penalties under the Renters' Rights Act 2025. The council can request a copy of your EICR and you must provide it within seven days. A photo-evidenced report from a registered, competent person is your protection.

Reading Your EICR

What C1, C2, C3 and FI Mean on a Leeds EICR

Most providers send you a report full of codes without explaining them. Here is every code that can appear, what it means, and what we do about it.

C1

C1: Danger present, risk of injury

Something is presently dangerous and a person could be hurt right now. Examples: exposed live conductors, missing earthing, a broken socket with live terminals visible. We make it safe immediately on the day and quote remedial work the same visit. C1 means an unsatisfactory EICR until fixed.

C2

C2: Potentially dangerous

Not dangerous right now, but a single fault or change of circumstance would make it dangerous. Examples: no RCD protection on socket circuits, an undersized earth conductor, an old board with no protection. C2 also means an unsatisfactory EICR. We quote remedial work, usually within a week.

C3

C3: Improvement recommended

Compliant when installed but not to the current 18th Edition standard. Examples: no surge protection device, no main bonding to the gas pipe. The installation is still safe and an upgrade is recommended. C3 codes do NOT fail the EICR.

FI

FI: Further investigation required

The inspector found something they could not fully test or interpret on the day. Examples: an unidentified circuit with unusual readings, a concealed junction box. We come back, investigate properly, and either upgrade the code or clear it.

A Leeds EICR is Unsatisfactory if any C1, C2 or FI codes are present. C3 codes are recommendations only and do not fail the report. Every code we raise comes with a photo and a remedial cost so you know exactly where you stand.
