What Fixed Wire Testing Is

Fixed Wire Testing Is the EICR for Your Leeds Business

Fixed wire testing is the periodic inspection and testing of the permanent electrical installation in a business premises: the distribution boards, the wiring, the sockets, the lighting, the isolators and the protective devices. It results in an Electrical Installation Condition Report (EICR), the certificate your insurer, your auditor and your lease all expect to see.

The legal driver is the Electricity at Work Regulations 1989, which places a duty on the duty holder, usually the employer or the business that occupies the premises, to keep the electrical system maintained so as to prevent danger. Fixed wire testing is the recognised way to demonstrate you have met that duty.

We are based in Bradford and cover every Leeds LS postcode, from the city-centre offices of LS1 to the light industrial units of Armley and Hunslet. Inner Leeds is roughly 25 to 35 minutes from our BD18 base, and we work around your trading hours so the inspection does not cost you a day's business.

Your Premises Stays Trading

Tested Around Your Business, Not Instead of It

A shop, salon or office cannot go dark during customer hours, and most fixed wire testing pages gloss over how they avoid that. We do not. We schedule testing out of hours, in the evenings or at weekends, and where daytime work is unavoidable we isolate one circuit at a time so the rest of the premises keeps trading.

You get a clear plan before we arrive: which circuits go off, for how long, and what to tell your staff. The aim is simple, you trade as normal the next morning with a fresh certificate in your inbox.

  • Out-of-hours and weekend scheduling to avoid disrupting trade.
  • Single-circuit isolation so tills, lighting and chillers stay on where possible.
  • A written plan of the testing window before the day.
  • Insurance-ready digital EICR issued promptly after completion.

How Often You Need It

Fixed Wire Testing Frequency by Premises Type

The Electricity at Work Regulations set the duty; BS 7671 and IET Guidance Note 3 set the accepted intervals. These are the standard maximum periods between inspections for most Leeds premises.

Every 5 years

Offices, shops and retail units, restaurants and cafes, hotels, and most general workplaces. The standard interval for the majority of Leeds business premises.

Every 3 years

Light industrial units, workshops and premises with some added risk. More demanding environments and equipment shorten the safe interval.

Every 1 to 3 years

Higher-risk premises such as those with swimming pools, or with moisture, dust, heat or flammable materials. We confirm the right interval for your site at the survey.

Your insurer or lease may specify a shorter interval. We will confirm the correct frequency for your premises and remind you when the next test is due.

What the Test Includes

What You Get With Every Leeds Fixed Wire Test

The certificate is the product you actually file with your insurer and your auditor, so we make sure it is complete and clear.

  • Live testing: earth fault loop impedance and RCD operating times.

Frequently Asked

Leeds Fixed Wire Testing Questions

What is fixed wire testing and does my Leeds business need it?

Fixed wire testing is the periodic inspection and testing of the permanent wiring in your premises, including distribution boards, sockets, lighting and isolators. Any Leeds business with employees or a commercial lease needs it to meet the Electricity at Work Regulations 1989, which require the duty holder to keep the electrical system safe.

Is fixed wire testing the same as an EICR?

Effectively yes. Fixed wire testing is the activity, and the Electrical Installation Condition Report (EICR) is the certificate you receive at the end. The terms are used interchangeably for business premises.

Is fixed wire testing a legal requirement for businesses in Leeds?

The Electricity at Work Regulations 1989 require employers and duty holders to keep electrical systems maintained so as to prevent danger. Fixed wire testing is the recognised way to demonstrate compliance, and most commercial insurers require a current satisfactory EICR as a condition of cover.

How often does a Leeds business premises need it?

Offices, shops, restaurants and hotels are typically tested every five years, light industrial units every three years, and higher-risk premises every one to three years. Your insurer or lease may specify a shorter interval. We confirm the right frequency for your premises at the survey.

How much does commercial fixed wire testing cost in Leeds?

It is priced by circuit count, from £140 + VAT for a small premises on a single board, with additional circuits priced per circuit and tapering down as the count rises. Larger sites are quoted after a quick look at the distribution boards. All prices exclude VAT and there is no call-out fee for quoting.

Will fixed wire testing shut my business down while it is carried out?

Not if it is planned properly. We schedule testing out of hours, in the evenings or at weekends, and where daytime work is needed we isolate one circuit at a time so the rest of the premises keeps trading. You get a plan of which circuits go off and for how long before the day.

What certificate do I get and how do I use it?

You get a digital EICR with a schedule of test results and every observation coded and explained. A satisfactory EICR has no C1, C2 or FI codes. Keep a copy on site, share it with your insurer at renewal, and provide it to your auditor, managing agent or tenant as your lease requires. We can supply a summary letter on request.

What happens if my premises fails the test?

The EICR is marked unsatisfactory and lists the coded defects: C1 (immediate danger, made safe on the day), C2 (potentially dangerous, remedial required), or FI (further investigation needed). We quote the remedial work with a fixed price at the same time, and the same engineer carries it out. Once remediated and re-tested, a satisfactory EICR is issued.
