Alwoodley Was Built After the War, Not Before It
People lump the whole of LS17 together and assume it is all pre-war suburb. Alwoodley is not. The Valuation Office Agency counts 3,150 dwellings here and puts 38.7% of them in the 1945 to 1964 band, with 60.3% built between 1945 and 1982. Only 22.9% predates 1945, and 5.4% has gone up since 2000.
That figure explains more about the wiring here than anything else. A house finished in 1958 and lived in carefully ever since tends to arrive in a particular state:
- Never rewired, only extended. The original circuits still do the original job, and the shower, the garage and the kitchen hang off the end of something older.
- Boards that grew by accretion. A rewireable board, an add-on unit for the shower, another for the garage. Three things where there should be one.
- Earthing from a different era. Main bonding to gas and water is the single most common thing we find missing or undersized on a house of this age.
- Sockets counted for 1958 habits. Two per room was generous then. Extension leads behind the furniture are how these houses have coped since.
None of that means the house is dangerous. Plenty of what we find is sound and has decades left. It does mean a house of this age deserves a look rather than a guess, because the owner has no paperwork to go on.
King Lane to Alwoodley Gates: the Build Dates Change as You Go
Alwoodley reads as one suburb from the road, but the stock figures split it into five pockets and the build dates move as you cross it.
- The pre-war edge. One pocket has around 250 of its 630 homes built before the Second World War. The oldest part of Alwoodley, and the likeliest to have been rewired already.
- The postwar core, the biggest thing here. Another pocket has roughly 350 of its 650 homes built between 1955 and 1964. Street after street of the same era, layout and original installation.
- The seventies and eighties fringe. A third pocket has around 180 homes built between 1973 and 1982. PVC throughout, more circuits, more sockets, and usually the least urgent work of the three.
Around King Lane, Wigton Lane and The Avenue you can walk from one era into another in minutes. So we ask the address and rough age before quoting. A 1958 house and a 1978 house on adjoining roads are not one job.
The House You Have Owned Outright Since the Eighties
Alwoodley is 87.2% owner-occupied, and 48.6% of households own outright with no mortgage at all. Across Leeds those figures are 57.0% and 28.0%. Private renting is 11.1% here, social renting 1.4%, the lowest of anywhere we have looked at in north Leeds.
That is a customer nobody else on this postcode writes for. Own the house outright for thirty years and nothing has ever forced an inspection on you. No lender asked, no agent chased a certificate, no surveyor flagged anything. The wiring has been left alone because it works. Which is fine, right up until it is not.
- Working is not the same as safe. An installation with no fault protection on the socket circuits will run happily for another decade and still not protect whoever puts a spade through a garden cable.
- You almost certainly have no paperwork. If nothing has been certified since the house was built, there is nothing to hand over when the family sells, and that gets expensive at the worst moment.
- Nothing has to happen at once. We would rather write a list in priority order than sell you everything in one go. Plenty of our reports end with "leave it, it is fine".
If the honest answer is that the house needs nothing, that is what goes in writing, and you pay for the visit only.
The Planning Lines Around Alwoodley, and Which Side You Are On
Nobody else covering LS17 has checked this, and it matters if you are altering, extending or letting here. We tested it: real Alwoodley postcodes, resolved to coordinates, queried against national planning data.
- Alwoodley tests outside the Leeds Article 4 direction. Thirteen postcodes across the area all returned no Article 4 entity. The direction removes permitted development rights for turning a family house into a small shared house. Here it does not apply.
- The line runs through LS17, so do not read that as a postcode-wide answer. Postcodes a short drive south, in the neighbouring Moortown ward, test inside the same direction. Same postcode district, opposite answer.
- There is no conservation area in Alwoodley. Not one tested postcode fell inside a designation. Shadwell village to the east has two, from 2012 and 2019, where they are a real constraint on external work. In Alwoodley they are not a factor.
- Selective licensing does not reach Alwoodley. The designation effective 9 February 2026 covers parts of Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Hunslet and Riverside, Gipton and Harehills, and Farnley and Wortley. Alwoodley appears nowhere in it.

Are you actually based in Alwoodley?
No, and we would rather say so than pretend. Our workshop is at 4 Forestdale Way in Shipley, Bradford BD18, which is a run across the top of the city to LS17 rather than a drive round the corner. We are in north Leeds most weeks, and being outside the city keeps our overheads, and your price, down.

Our testing says no. Thirteen real Alwoodley postcodes, spread across the whole area, all returned no Article 4 entity. Do not read that as an answer for the whole of LS17 though, because postcodes in a neighbouring LS17 ward test inside it. Boundaries follow council mapping rather than street lines, so check your own address on Leeds City Council's map first.
Does selective licensing apply if I let a house in Alwoodley?
