What Adel Houses Are Actually Like, Electrically
Adel is not a typical Leeds postcode and the wiring reflects that. Leeds City Council's adopted neighbourhood plan puts 51.6% of Adel homes at four or more bedrooms, against 20.2% across Leeds. The 2021 census records 38.4% as detached against 15.5% for the city, and the council describes the area as low density housing set amongst relatively large gardens.

What a big house does to an installation
A four or five bedroom detached is not a terrace with extra rooms. These are the differences that turn up on nearly every LS16 survey:
- More circuits than one board holds. Two or three lighting circuits, a ring per floor, cooker, shower, immersion, garage feed. Ten ways runs out fast, which is why so many of these houses have a second board bolted alongside the first.
- Long runs, and the voltage drop with them. BS 7671 allows 3% drop on lighting and 5% on everything else. On a deep plot that limit, rather than the load, is what decides the cable size.
- Sub-mains to garages and outbuildings. Usually added decades ago in whatever cable was to hand, unprotected, with no board at the far end. It is the thing we condemn most often here.
- External sockets, lights and gates. Big gardens grow electrics over time. Pond pumps, greenhouses, driveway lighting and gate motors, all fed from somewhere, often not from anywhere sensible.
- Split boards, done properly. Where the load justifies it, an arrangement that isolates half the house without killing the other half. Done badly it is a mess. Done properly every later job is easier.
Four generations of Adel housing
- Victorian merchant houses. Adel Towers, Adel Grange, The Heath and Athill Court still stand, several subdivided into flats. Subdivision is the electrical problem: split supplies, shared landing lighting, meter positions that suited somebody in 1974.
- The Cookridge Gardens Estate, laid out in 1919 with covenants limiting building to two houses per plot. Generous plots, long service runs, a century of additions.
- The interwar houses with large gardens along Otley Road, Adel Lane, Church Lane, Long Causeway and St Helens Lane. Solid, well built, and usually on a second or third board with original lighting wiring still in the loft.
- Post-war and later. Newer wiring, but old enough now that there is no surge protection, one RCD covers half the house, and nobody has touched the garage feed.
Garden Rooms, Home Offices and Outbuildings: the Supply Is the Whole Job
Adel gardens are big, and plenty of them now have something at the bottom. An office, a gym, a studio, a workshop, or a garage being brought back into use. The building is the easy part. Getting a safe, certified, properly sized supply down to it is the part that gets skimped, and the part we get called to put right.
What a proper outbuilding supply involves
- A load calculation first. Lighting, sockets, heating, hot water if there is any, and whatever you will plug in later. A garden office with an electric heater draws far more than people expect on a cold morning.
- Spare capacity checked at the house. The sub-main has to come from somewhere, so the existing board, the main fuse rating and the current demand all get looked at before a spade goes in.
- Steel wire armoured cable, sized for the distance. On a long Adel garden the run length decides the cable, because of the voltage drop limits. We size it for the run you have.
- A trench that survives gardening. Deep enough to be clear of future digging, with warning tape over the run and the route recorded so you know where it goes.
- A sub consumer unit in the outbuilding. Its own main switch and its own RCBOs, so a fault in the garden office does not trip the house and you can isolate the building without walking back indoors.
- The right earthing arrangement. This is what separates a proper job from a cheap one. Where the house has a PME supply, exporting that earth to an outbuilding is not always permitted, and the alternative is a local earth electrode and a TT arrangement with matching RCD protection. It gets skipped constantly.
- Testing, certification and notification. A new circuit to an outbuilding is notifiable work. We test it, issue the Electrical Installation Certificate and notify building control under Part P, so the paperwork exists when you sell.
Two Adel things worth knowing before you dig
The ground. Adel appears in the Domesday Book of 1086 as Adele, from an Old English word for a muddy place, a reference to the heavy clay and the natural springs. That clay is still there, and it is why trenching across an Adel garden takes longer than the same length elsewhere. It goes into the survey rather than into a surprise on the final bill.
The trees. If your house sits inside the Adel-St John's Conservation Area, most work to trees must be notified to Leeds City Council, which then has six weeks to respond. That matters when a cable route runs near mature roots. Most Adel homes are outside the conservation area, but it is worth checking before you commit to a date.
Staying Put in a Big Adel House While the Wiring Is Replaced
Every electrician in Leeds says they do rewires. Almost none will tell you what the fortnight is actually like, which is the only thing you care about when the house is yours and you are not moving out. In Adel we are usually rewiring a four or five bedroom house somebody bought to stay in, so we plan around the people first and the circuits second.
How we phase it
- The house never goes fully dead. We work in zones, one floor or one wing at a time, keeping temporary supplies live to the kitchen, the fridge, the boiler and at least one bathroom.
- You get a written programme, room by room. Which rooms are affected on which days, when power to each area goes off and when it comes back. A rewire on a house this size is measured in weeks rather than days, and the exact number goes in the quote after the survey, not into a guess on the phone.
- Furniture is moved once, not five times. We agree what moves and where it goes, and we move it back.
The dust, honestly
Chasing walls makes dust, and anyone who says otherwise has not done it. What we control is where it goes. Floors sheeted, doorways taped off in the rooms being worked, dust extraction on the chasing tools rather than a brush and hope, and the place vacuumed at the end of each day rather than the end of the job. Waste goes out with us.

How Much Can One Incoming Supply in Adel Actually Carry?
This is the question we get asked most in LS16, and it is the right one. Adel drives more than most of Leeds: 45.8% of households here run two or more vehicles against 29.4% across the city. Big houses on big plots keep adding things that draw current, and a second car on the driveway is only one of them. All of it comes through one incoming supply, and that supply has a fixed size.
- Start at the cutout. The main fuse is usually 60A, 80A or 100A and the label tells you which. Nobody but the network operator touches that cutout, so changing it is an application to Northern Powergrid, not something done on the day.
- Then a real load assessment. Shower, cooker, immersion, heat pump if there is one, and a 7.4kW charger pulling 32A for hours. Assessed properly with diversity, most Adel houses have more headroom than the owner fears and less than the salesman assumed.
- Load management before supply upgrades. A current transformer on the incoming tails lets the charger see the whole house and throttle itself when the oven and shower are running. Two chargers can share one supply the same way, usually cheaper and quicker than upgrading the incomer.
- Solar and battery are a notification job too. Small domestic generation is notified after commissioning under G98. Larger systems need a G99 application agreed first. Your installer handles it, but ask to see it has been done.
- Hot tubs get their own circuit. A dedicated supply, RCD protection and isolation you can reach, not an extension lead through a window. Away from the house it is the same armoured cable job as a garden room.
The Grant Most Adel Homeowners Are Not Allowed to Claim
Several electricians competing for this postcode still advertise a home charge grant that most people reading this cannot have. Here is the real position, because you will find it out eventually.
Who can still claim
The grant did not disappear, it narrowed. It is now worth up to £500 per socket and runs until 31 March 2027, aimed at the people the old scheme left out:
- Renters, in a house or a flat.
- Flat owners, including someone who owns one flat in a converted house.
- Households with on-street parking only, through the separate on-street route.
- Residential landlords. If you live in Adel and let a property elsewhere, the landlord route may apply to that property even though it does not apply to your own home.
Eligibility is set by GOV.UK and it changes, so check your own position there before you budget. We will never tell you a grant covers your installation in order to win the job.
Buying or Selling a Large House in LS16
People stay a long time in Adel. When a house does change hands it is usually a big one, and the electrical installation is the part of the survey that gets a line saying the surveyor could not test it and you should ask an electrician. Almost nobody does, and the bills start six months later.
If you are buying
A pre-purchase electrical survey is an inspection and test of the installation you are about to own, written up so you can read it. On a big Adel house we are looking at:
- The consumer unit, and whether the RCD arrangement is one device covering half the house or protection per circuit.
- Cable types in the loft and under the floors. Rubber or fabric insulated cable anywhere is the clearest sign you are buying a rewire.
- Main protective bonding to the gas and water services, missing more often than you would think after a new boiler or kitchen.
- The garage or outbuilding sub-main, its cable, its protection and whether there is a board at the far end.
- External sockets, garden lighting, gate motors, and how many spare ways are left, which decides what a charger or garden room costs you next year.
You get the report with photographs, every observation coded and explained in plain English, and a fixed price for putting right whatever needs it. That is a number you can take back to the negotiation.
If you are selling
An inspection before you list takes a lever away from the buyer, and where it finds something you fix it at your own pace rather than under offer with a deadline. Worth doing at the same time: find the certificates. Notifiable work carried out since 2005 should have paperwork behind it, and if a previous owner added a shower circuit or converted the garage with nothing to show for it, that gap surfaces in the legal enquiries.
Lighting a Big House and a Big Garden
Lighting is where a large house is most often let down, because the original scheme assumed one ceiling rose per room and everything since has been added on top of it.
- Switching that suits the layout. Long hallways and half landings need two-way and intermediate switching so you never walk into the dark. On a house with three staircase turns that is a design decision, not an afterthought.
- Dimming that works. Most flickering LED complaints come down to a trailing edge dimmer paired with the wrong lamp, or a circuit below the dimmer's minimum load. We match the dimmer to the lamps.
- Separate circuits where it matters. Kitchen task lighting, the utility, the loft and the garage do not belong on the bedroom circuit.
- Garden lighting on armoured cable. Path and border lighting in SWA, correctly IP rated, RCD protected, on a timeclock or photocell rather than burning all night.
- Driveways. On a long Adel drive, low level lighting and sensors do more than one bright floodlight, and keep the glare off your neighbours and out of the dark corridors around Adel Dam and Breary Marsh.

We are based in Shipley, Bradford BD18, roughly 10 to 12 miles from Adel and typically 25 to 40 minutes depending on traffic. We come over the A6038, then the A657 through Rodley and Calverley, then onto the A6120 and the A660. We will not promise a time to the minute, because Lawnswood roundabout carries something like 50,000 vehicles a day and has been a live worksite since August 2025.
Adel sits east of the A660 Otley Road, with the A6120 Leeds Outer Ring Road along its southern edge. Cookridge, Holt Park, Weetwood and Lawnswood are next door, Bramhope is to the north and Alwoodley to the east. We work regularly along Long Causeway, Adel Lane, Church Lane, New Adel Lane, East Causeway, St Helens Lane, Sir George Martin Drive, Tile Lane and Eccup Lane.
Everyone gives directions from Adel St John the Baptist, the Norman church built around 1150 to 1170 and Grade I listed since 26 September 1963 under Historic England list entry 1255610. Around it sit 25 or so Grade II listings including Adel Mill Farm House and the Parish Hall, and both York Gate Gardens and Lawnswood Cemetery are registered parks and gardens. Golden Acre Park is the other landmark, and Headingley Golf Club, the oldest golf club in Leeds, is in Adel rather than Headingley.
One clarification worth having on heritage. The conservation area here is the Adel-St John's Conservation Area, designated on 17 July 1974 and re-designated on 2 November 2009. It is small, focused on the church and reached by Church Lane and Long Causeway, and most Adel homes are outside it. Inside it, some minor external works stop being permitted development and most work to trees must be notified to the council, which has six weeks to respond. Neither stops electrical work, but the tree rule can change your timescale.

Do we have to move out while the house is rewired?

How long does a rewire take on a four or five bedroom house?
Weeks rather than days, and the figure comes from the survey rather than a phone call. What drives it is the number of circuits, how much floor and ceiling can be lifted rather than chased, whether the loft and garage are included, and how much making good is involved. We put the number of working days in the quote alongside the price.
Can I get a grant towards an EV charger if I own my house in Adel?
Almost certainly not. The Electric Vehicle Homecharge Scheme closed to homeowners in April 2022. The current grant is worth up to £500 per socket and runs to 31 March 2027, but GOV.UK excludes anyone who lives in a house that they own, unless it has been converted into flats and you live in just one of them. It is aimed at renters, flat owners, households with on-street parking only, and residential landlords. If you let out another property, the landlord route may apply to that one. Check your own position on GOV.UK, and be wary of any installer telling you a grant covers your driveway.

We survey it, then give you a fixed written figure before anything is booked.
Does a garden room supply need Building Regulations sign-off?
Yes. Installing a new circuit to an outbuilding is notifiable work under Part P of the Building Regulations. As a registered installer we test the installation, issue an Electrical Installation Certificate and notify building control, and you get the paperwork. The other thing worth asking any installer is how they intend to handle the earthing arrangement at the outbuilding, since exporting a PME earth is not always permitted and the alternative is a local earth electrode.
Does the conservation area affect electrical work at my house?
For most Adel homes, no, because most of them are outside it. Should I get an electrical survey before buying a house in Adel?
On a house this size, yes. Building surveys usually say the electrical installation could not be tested and advise you to ask an electrician, and almost nobody does. We inspect and test the installation, check the consumer unit and RCD arrangement, look for rubber or fabric insulated cable, check the main bonding to gas and water, and inspect the garage or outbuilding sub-main. What does an EICR cost for a large house in LS16?
£240 + VAT for a three to four bedroom semi, £290 + VAT for a four bedroom detached and £350 + VAT for a five bedroom detached. Smaller properties start at £140 + VAT for a one bedroom flat and £180 + VAT for a two to three bedroom terrace.
