What an EICR Actually Is

An EICR Is the MOT for Your Bingley Property's Wiring

An Electrical Installation Condition Report (EICR) is a structured inspection and test of every fixed electrical circuit in your property: the consumer unit, the wiring, the sockets, the lighting, the earthing and bonding, and the protective devices. The inspector tests each circuit, records the readings, and issues a written report with photo evidence and a clear satisfactory or unsatisfactory outcome.

Bingley is a classic Aire valley town, so much of the BD16 stock is pre-1919 gritstone terrace, with Victorian and Edwardian semis and hillside villas around Eldwick and Gilstead, post-war estates, and mill conversions to flats. That stone-built stock is exactly where an EICR earns its keep: rubber or early PVC cable in the oldest runs, boards with no RCD protection, and consumer units that have not kept pace with the current 18th Edition of BS 7671. We test it properly and show you, with photos, what is actually behind the faceplates.

For Bingley homeowners the EICR is usually the only structured check the electrics will ever get, and buyers' surveyors increasingly ask for a recent one. For Bingley landlords it is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, renewable every five years and at each change of tenancy where wear is reasonably possible.

Bingley landlords and HMOs. Bradford Council, the enforcing authority for the BD16 area, requires a valid EICR as a condition of HMO licensing and can impose financial penalties of up to £40,000 per breach of the Electrical Safety Standards. See the Bradford Council electrical safety standards page for the full duties. A photo-evidenced EICR from a registered, competent person is your protection.
Reading Your EICR

What C1, C2, C3 and FI Mean on a Bingley EICR

Most providers send you a report full of codes without explaining them. Here is every code that can appear on your Bingley EICR, what it means, and what we do about it.

C1

C1: Danger present, risk of injury

Something is presently dangerous and a person could be hurt right now: exposed live conductors, missing earthing, a broken faceplate with live terminals visible. We isolate it immediately on the day and quote the remedial work the same visit. A C1 means an unsatisfactory EICR until fixed.

C2

C2: Potentially dangerous

Not dangerous right now, but a single fault would make it so: no RCD protection on socket circuits, an undersized earthing conductor, a plastic board on a TT supply. Common in older Bingley terraces. A C2 also means an unsatisfactory EICR. We quote the fix, usually within a week.

C3

C3: Improvement recommended

Compliant when installed but not to the current 18th Edition of BS 7671: no surge protection device, old colour wiring without a warning notice, no main bonding to the gas pipe. The installation is still safe. A C3 does NOT fail the EICR.

FI

FI: Further investigation required

The inspector found something they could not fully test or interpret on the day: an unidentified circuit with unusual readings, a buried cable run, a concealed junction box. We return, investigate properly, and either upgrade the code or clear it.

A Bingley EICR is "unsatisfactory" if any C1, C2 or FI code is present. C3 codes are recommendations only and do not fail the report. Every code we raise comes with a photo and a remedial cost, so you know exactly where you stand.

Who This Is For

Who Needs an EICR in Bingley

Three groups make up almost every Bingley EICR we book. We approach each one differently because their priorities differ.

Bingley Landlords and Letting Agents

A satisfactory EICR every five years, and at each tenancy change where wear is possible, is the law, and a condition of any Bradford HMO licence. We do single BD16 properties and portfolio batching across Bingley, Crossflatts and Cottingley, with a report per property and a fixed remedial quote returned promptly.

Bingley Homeowners

Recommended every ten years for an owner-occupied home, or before you sell. Bingley sits firmly in the owner-occupier belt, and a recent satisfactory EICR removes one negotiating lever from a buyer's surveyor. Same-week bookings, quiet visits, every code explained in person.

Pre-Sale and Buyers

Buying an older gritstone terrace or a mill conversion in Bingley? An EICR tells you what the wiring is really like before you commit, with a costed list of anything that needs doing rather than a surprise after completion.

What We Find in Bingley

Common EICR Findings in BD16 Homes

Bingley's older gritstone terraces and stone semis throw up a recognisable set of issues. None mean the house is unsafe to live in today, but each is worth knowing about and most are straightforward to put right.

  • No RCD protection on socket circuits, a standard C2 on pre-2008 boards.
  • Rubber or early PVC cabling on lighting circuits in the oldest pre-war terraces.
  • Missing or undersized main bonding to the gas and water services.
  • A plastic consumer unit where a metal-enclosure board is now the standard for any replacement.
  • No surge protection device, a C3 improvement under the current 18th Edition.

Frequently Asked

Bingley EICR Questions Customers Ask

How much does an EICR cost in Bingley?

EICRs start at £140 + VAT for a 1-bed flat and ladder up to £350 + VAT for a 5-bed detached. Most Bingley rentals, the classic 2 to 3-bed gritstone terrace, cost £180 + VAT. Every price includes the full BS 7671 inspection, the written report and photo evidence for every code raised. All prices exclude VAT. Additional circuits beyond the bedroom tier are charged at £95 + VAT first hour then £65 + VAT per hour. Remedial work is quoted separately once the report identifies what needs doing.

Are you actually based in Bingley?

Our office is in Shipley, Bradford (BD18), the next town down the Aire valley, about 8 minutes from Bingley on the A650. So while we are not Bingley-based, we are genuinely local and one of the closest NICEIC electricians you will find covering BD16, without the overheads of a town-centre office.

Do I need an EICR as a Bingley landlord?

Yes. Every tenanted property in Bingley needs a satisfactory EICR under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, renewed every five years and provided to tenants. Bradford Council enforces the rules in BD16, requires a valid EICR as a condition of HMO licensing, and can impose financial penalties of up to £40,000 per breach.

What do C1, C2, C3 and FI codes mean?

C1 means a danger is present with a risk of injury right now, and we isolate it immediately. C2 means potentially dangerous: not a risk today, but a single fault would make it so. C3 means improvement recommended: safe but not to the current 18th Edition. FI means further investigation needed. C1, C2 and FI mean an unsatisfactory EICR until fixed. C3 codes do not fail the report.

How long does a Bingley EICR take?

Most domestic EICRs take 2 to 4 hours on site. A 1-bed flat is typically 1.5 to 2 hours, a 3-bed terrace 2.5 to 3.5 hours, and a larger detached 4 hours or more. We isolate one circuit at a time so you can still use the rest of the property while we work.

What happens if my Bingley EICR is unsatisfactory?

If the report comes back unsatisfactory (any C1, C2 or FI code), landlords must complete the remedial work within 28 days. We quote the remedial work at the same time as issuing the report, with a fixed price and no scare tactics. The same engineer carries it out, then we re-test and issue a Minor Works Certificate or a fresh satisfactory EICR depending on the scope.
